Insight developed a plan to build out an office in an existing warehouse building while also addressing environmental issues and cost reduction opportunities. The advantage to this challenge was that the existing warehouse building was wide open, requiring little demolition of the existing structure and allowing for maximum flexibility in accommodating spatial needs for 500 employees. The project entailed the removal of the large roll-up doors and evaporative coolers that were previously used in the warehouse. Skylights were left intact to preserve the natural light already entering the space. Throughout the interior sustainable elements include recycled gypsum board partitions, Green Label Plus carpeting, bamboo and linoleum flooring, solid surface paper stone countertops, FSC certified wood doors and low VOC paints and coatings.
Sustainable Strategies
Demand-controlled ventilation works in conjunction with CO2 monitors inside the breathing zone to supply adequate fresh air without over-ventilating the building
Insight adopted policies for green cleaning, integrated pest management, and a low-mercury lamp purchasing program to further enhance indoor environmental quality and occupant well-being
High-efficiency light fixtures in conjunction with occupancy sensors, skylights and individual task lighting enhance natural daylight while maintaining a low lighting power density
Low-flow water closets have a sensor that automatically adjusts gallons per flush to match apparent needs
