Completed in Late 2008 the Goodyear Crossing Industrial Park 2 Office Tenant Improvements exceeded its original target of Silver and achieved a Gold rating in LEED for Commercial Interiors v2.0. The Office serves the Amazon. com Warehouse that processes much of Arizona’s orders for the online commerce giant. Because the Warehouse is located in the arid southwest, water conservation was one of the targeted environmental goals. The office tenant improvement is located on a site that utilizes highefficiency emitters and native and adapted desert plants to significantly reduce exterior water use. The interior spaces also conserve water through the use of efficient plumbing fixtures. In addition to water conservation the project team also paid special attention to the energy consumption of the Tenant Improvements through the use of efficient lighting and Energy Star equipment and appliances.

Sustainable Strategies

  • Bicycle parking stalls, showers, and changing rooms are provided for the building occupants to encourage alternative transportation

  • Energy Star appliances and equipment purchased to reduce energy consumption

  • A high level of controllability for building occupants was achieved though individual controls for lighting and temperature.

  • To achieve a superior level of indoor air quality the mechanical system was designed to handle the use of MERV 14 Filters.

  • The space was designed to meet ASHRAE 55-2004 to further increase the comfort and well being of all the occupants.

Project Results

  • LEED for Commercial Interiors GOLD level achieved

  • 51% savings of potable water for domestic uses

  • 99% of eligible equipment is Energy Star rated

  • 90% of construction waste was diverted from the landfill

  • 34% of project furniture and furnishings were salvaged, refurbished, or reused
